The updated Uniform Appraisal Dataset (UAD 3.6) now captures a home's energy-efficient features — green upgrades, solar, and efficient HVAC — as structured data on every appraisal, not an afterthought.

It's time to pay attention to more than a home's acquisition cost. The operational cost of owning it matters more every year. If you've ever paid attention to the MPG sticker when buying a car, this program is built for buyers who do the same when buying a house.

Questions agents ask before they say yes to the sign.

Does this program cost me or my seller anything?

No. There's no cost to you or your seller to offer the program. We help you market the listing to qualified buyers who want to purchase but may believe they don't have enough money for a down payment or closing costs.

How does this help sell my listing?

It helps turn "I can't afford this home" into "I may be able to buy it." Many buyers eliminate themselves because they overestimate the down payment and cash required to close. We use yard signs, flyers, social media, and direct-to-consumer marketing to show qualified buyers that zero-down and homebuyer-assistance options may be available — meaning more interested buyers, more showings, and a better chance of selling the home.

Which buyers qualify?

Qualified buyers with credit scores starting at 580 may be eligible. Additional requirements apply to scores between 580 and 619, while buyers with scores of 620 or higher may have more options. Unlike many assistance programs, there are no income limits, geographic restrictions, or military-service requirements. Buyers must still have sufficient income, meet applicable loan guidelines, and receive loan approval.

Does the seller have to offer concessions?

No. Seller concessions are completely optional. However, when a seller is willing to contribute toward allowable closing costs or accept a lower earnest-money deposit, we may be able to create a stronger offer for potential buyers — such as zero down and potentially zero cash to close. The seller controls the decision; we simply show you how different options could help the listing attract more qualified buyers.

Does the program complicate or delay closing?

No. The program is designed to work within a typical 30-day closing timeline, generally with a two-week financing contingency. If the buyer includes eligible energy-efficient improvements, the funds are handled through an escrow holdback. No work begins until after closing, the seller has received the proceeds, and the buyer owns the home.

What does the agent need to do?

As much or as little as you want. There's no special process or additional workload for the listing agent. With your permission, we can provide the flyers, install a yard sign, respond to interested buyers, and handle the financing conversations. You focus on representing your seller — we focus on identifying and qualifying additional buyers.

Can the program be used on any listing?

The program can be offered on most eligible residential listings that will be purchased as a primary residence. Several financing and homebuyer-assistance options are available, including zero-down programs for qualified buyers with credit scores starting at 580. Final eligibility depends on the buyer, property type, occupancy, loan approval, and applicable program guidelines.

How is the program promoted to buyers?

We market the opportunity where potential buyers are most likely to see it — including yard signs, property flyers, social media, QR codes, and direct-to-consumer campaigns. The message is simple: you may be closer to owning this home than you think. Our goal is to reach buyers who want to purchase but haven't taken the next step because they're worried about the down payment or cash required at closing.

What happens when an interested buyer responds?

We take it from there. When someone scans the QR code or responds to an advertisement, our team contacts them, reviews their financing options, and helps them complete the preapproval process. Once preapproved, the buyer is returned to the referring agent. If the buyer isn't already represented, we can introduce them to the listing agent — with the buyer's permission — to see whether the agent would like to help them.
